What’s included and how much does it cost?

The total cost is $150 plus shipping (unless you’re in Warrensburg, MO, where I can hand-deliver it), with $75 due upfront and $75 due upon completion. Each commission is an 8x10 gouache and ink painting on watercolor paper that comes framed and beautifully packaged in brown paper and lace. It also includes a personalized letter—just send me the message you’d like included, and I’ll create it for the gift receiver, so on gift-giving day, you don’t have to do a thing!

  • why a house painting?

    As an agent, finding the perfect closing gift can be tough. It’s hard to know exactly what your clients like, and you don’t want to give everyone the same generic item. You want something personal—something that truly reflects their new chapter.

  • How soon should I order?

    I ideally need two weeks’ notice—one week to paint and one week to ship—with more notice always appreciated since I may not have time for late requests. If you’re local to Warrensburg, you might get by with one week’s notice, depending on my schedule. I recommend ordering after inspections, once repairs are agreed on and cancellation is unlikely, as that timing usually gives me enough time to finish everything before closing.

  • what if I need to cancel?

    While cancellations are rare, things do come up. If you cancel before the initial payment, there’s no charge. If you cancel after the initial $75 payment, I keep that amount to cover time and materials, but you won’t owe the remaining $75. To support your business and protect my time, your next painting will be 50% off, so if you reorder later, your total cost still comes out to the usual $150 for a completed piece.
